Uniquely positioned in an unincorporated area of Travis County 6 miles from the intersection of Caesar Chavez and Congress Ave, Austin, TX 78746. If your building a 3 story Custom home, this lot provides a 360° view of downtown Austin, Mt. Barker and Bonnell, as well as surrounding western Travis County. Lot is 90% flat and perfect for numerous options. Slopes on Northwest corner only, and provides large, treeless site for new structure.

Oak trees are clustered to allow for night-sky appreciation, and the rising and setting of the Sun and Moon on the East West horizons can be viewed at ground level with minimal obstruction.

Property price reflects value of the land and is not based on inclusion of current structures. The price comps used above were both purchased to tear-down for new builds. The original intention of this property’s 22 y.o structure no longer aligns with the vision buyers/builders/architects currently have when purchasing in this neighborhood. Therefore, it’s considered a tear-down, even though structure and pool basin are well built and could be remodeled for a guest home.

No negotiating based on repairs, septic condition, etc.

The current owner will recycle as much of interior building materials as possible prior to the ‘tear down’ for a new build, and the salvage process has already started. Therefore, property is being sold ‘as is’ at the time of closing unless items are specifically identified by purchaser as having value for them and will be left without an additional cost/negotiation.

Structure facts outlined below are FYI only, but done in the spirit of full disclosure requirements.

Main House Structure

  • ICF (Insulated Concrete Forms) filled with steel and concrete, exterior plaster, steel exposed structural beams, and exterior window and door frames are steel. Concrete and tile floors with an EPDM roof. Builder: Z Works Design & Build provided servicers for a separate Architect

  • Steel and concrete ensure structure doesn't move in catastrophic windstorms, nor is it combustible. There is no apparent shifting of the slab, however the separate pour of the pool and porch surround have noticeable cracking.

  • The water heater is in a separate building, and the airhandler is upright with the drainpan above concrete, so there has never been damage from water within walls or flooring due to plumbing or weather except as stated below from a brief leak in the roof.

  • The EPDM roof is close to the end of it’s lifespan and 2+ yrs ago leaked along the seam above the MB. Easily repaired by using EPDM appropriate glue/tape but there was no obvious mold or sheetrock issues other than bubble of tape. There is no accessible attic or crawl space to check for related issues.

  • Skylights can be retrofitted with screened casement to become operable for naturalizing the air flow and heat exhaust from high ceilings. The skylights do not leak but are a source of heat loss due to plexiglass material. All windows and doors need to be replaced.

  • The septic system, all the appliances, and the HVAC etc are outdated or no longer working.

Additional facts:

  • During storm in 2021, this location did not lose power when there were grid issues as it’s in the priority zone for the seven TV/RadioCommunication towers.

  • 1357 1⁄2 as address for Lot G stems from a 1960’s mistake, when the City gave Lot M the 1359 address instead of 1361. This left no address for Lot G and this lot sat vacant until the 2002 permit process to build. COAEMSA had no acceptable full number address..hence 1⁄2.

    After a recent request to COAEMSA to change the number, the request was again denied. Only option offered was 1357, Building 2 if a new buyer preferred.

  • There is a possiblity Lot G (full or partial section) will be available for sale and the lots could be merged into 1357, potentially resulting in up to a 2.91 acre parcel.
